Highgate has undertaken a number of initiatives to reduce energy and water consumption, and increase recycling.
Lighting Timers
A lighting control timer controls the switching of lighting in four groups:
- residential lobbies
- main lobby
- car parks
- external lighting
The system has also been set up so that residential lobby lighting and car park lighting can be reduced to 50% at off peak times.
Low Energy Compact Fluorescent Lighting
Compact fluorescent lights have been installed in the residential lobby levels and continue to be installed in other relevant areas.
Power Factor Correction
A power factor correction unit was installed in the main electrical switch room. The initial cost of approximately $11,000 was recovered in electricity bill savings in less than two years.
Water Recycling
One large water tank was installed next to the car wash bay and connected to the building’s stormwater line to catch rain water. This water is then used for the washing residents’ vehicles and cleaning the car parks.
Dual Flush Toilets
All of the common area toilets have had dual flush toilets installed.
Solar Heating of Pool and Spa Water
A solar heating system has been installed in the swimming pool plant room with water being pumped to the roof of the swimming pool for heating by the sun.
Garbage Recycling
Each residential garbage room has large designed recycling bins for papers and bottles. Above each bin is a City of Sydney sign indicating the types of items that can be recycled.
