Annual water conservation program

Once you’ve taken your own initiatives, or used Sydney Water’s WaterFix service to ensure water-efficient fixtures are used in all apartments, it doesn’t end there.

Water use inside apartments will still be the dominant contributor to your owners corporation’s water bills. Leaks can develop at any time. Flow regulators wear out over time.

Consider putting in place an annual program to check on any problems developing in apartments and have them fixed before your water (and energy) bills start rising again.

Since it will require access to apartments, checks could be co-ordinated with the annual fire inspections to minimise disruption to residents and ensure access to the majority of apartments.

In each apartment you would need to:

  • Ensure flow regulators have not been removed from showerheads and taps
  • Check and replace any worn flow regulators
  • Replace worn tap washers
  • Identify any major leaks. If they are occurring on common property, have them fixed. If they’re an owner’s responsibility, liaise with the owner to have the problem addressed.
